Terms & Conditions
- When making a booking to reserve the cottage you will be asked to pay a non-refundable deposit – £200 per booking (out of season), and £200 per week at all other times (high, mid and low season) – and specify the size of your group including dogs. Provisional reservations (without payment) cannot be held or guaranteed until a full deposit is received. A written confirmation via email will be sent on receipt of the deposit.
- Please note it is a condition of booking that you make the final payment 10 weeks prior to your arrival. We will contact you to arrange the payment of the outstanding balance and its due date. Reservations made within 10 weeks of the planned arrival date always require full payment at the time of booking. It is your responsibility and not the holiday home owner to make sure this payment is received. Failure to settle in full may result in us re-letting the accommodation.
- A written confirmation via email will be sent in receipt of the full payment. Please note that once a reservation is confirmed, customers are liable for the whole cost of the let.
- Cancellations must be received by us in writing, to be formally acknowledged by us at least 10 weeks prior to the arrival date to avoid being liable for the full balance of hire. In most cases we will do everything possible to re-let accommodation subject to cancellation with a view to forwarding any monies recovered over and above the original deposit.
- Holiday/cancellation insurance for unseen illness, weather issues and travel related problems is strongly recommended when you have booked, and is not included in the costs of booking accommodation with us.
- The number of people occupying the cottage must not exceed the number booked or the number of beds provided. The hirer has no right to sub-let the accommodation or permit more than the agreed number of persons to occupy it. We reserve the right to refuse entry to the entire party if this condition is not observed. We reserve the right to decline accommodation to or expel any guest or visitor for conduct, which in our sole view is detrimental to the cottages or the comfort of other guests. No tents or external temporary dwellings are allowed within the properties grounds as this can invalidate insurance cover and is a breach of these terms and conditions.
- Cars are allowed outside the cottages by the goodwill of the crofter; please ensure there are no more than two cars outside the cottage at any one time (per cottage). Camper vans and motor homes must not be parked outside of the cottages overnight and used as additional accommodation for members of the public not in the booking party.
- We give all information and make all statements in good faith and endeavour to check, as far as possible, all information given to guests. We shall not however, in any event, be liable for any damage or loss resulting from information given or statements made whether orally or in writing. Please report any breakages and items not working as soon as possible.
- The guest undertakes to keep the property and all furniture, fixtures, fittings and effects in the same state of repair and condition as they are in at the commencement of the letting (reasonable wear and tear excepted) and shall report and pay to us the value of any part of the premises, furniture, fixtures and effects destroyed or damaged as to be incapable of being restored to their former condition. Deductions may be applied to the damage deposit at the discretion of the owner.
- Our cottages are in quiet places – please do not disturb others by unnecessary noise from cars, TVs, radios or musical instruments etc. especially after 10pm.
- A maximum of 1 well behaved dog (per cottage) is permitted with prior approval and pets must be entered on all booking forms. Pet owners are requested to bring either a basket and/ or bedding, keep pets off any seating and must not under any circumstances leave pets unattended in the property or allow their pets to enter the bedrooms.
- It is a condition of letting that guest’s leave the accommodation in clean condition, just as they would expect to find it. Any damage or shortage found subsequently will be charged for.
- The cottage is used as holiday accommodation and therefore exempt from security of tenure under the Rent Act.
- No groups or clubs (i.e. student surfing/windsurfing etc.) unless with prior approval.
- Reservations cannot be accepted from persons under 21 years old.
- We will not accept liability or responsibility to hirers, their families or friends, for any accident/injury to them or for any loss or damage to their property, including personal belongings, cash, jewellery and motor vehicles, howsoever caused during their stay.
- Under all circumstances our liability will be limited to the sum received from the hirer; Our responsibility and financial liability shall be limited to the return of monies received in the event of accommodation, booked in good faith, not being available owing to storm or fire or such other causes (for example government guidance under pandemic rules) beyond our control.
- The Proprietors do not warrant that all equipment including the electric, central or solid fuel stoves, water and electricity system will operate throughout the tenancy. Should the heating system, water or electricity system unexpectedly fail, the owner will take all reasonable steps to rectify the fault and will not be liable for any downtime suffered by the hirer. The owner or trades person must be permitted access to the property to rectify the fault. The Proprietor takes no liability for happenings outside their control, example – the effects of unusual or extreme weather, insect / wildlife incursions, power cuts, water shortages, coastal or farming disasters, epidemic or pandemic as declared by the Department of Health, DEFRA or WHO. The Proprietors reserve the right to refuse or cancel an advance reservation and the proprietors will not be liable to any further claims.
- Clients must acquaint themselves with and abide by the relevant Safety Notice provided below. While out of the property at any time Electric/Gas Ovens and Hobs must not be left in use. Mobile devices and laptops must not be left charging unattended. Pets / Children must not be left unattended. Solid fuels stoves must be extinguished. Indoor Candles and all other combustible items must not be used. BBQ’s must not be left unattended.
- All marketing and website information is published in good faith based on our observation. We reserve the right to change the content at any time as appropriate, however every effort will be made to ensure that customers understand correctly the information given.
- The cottage check in is from 3pm. Check out time is 9.30am on the day of departure.
- A meter reading for electricity consumption must be taken on arrival and departure and consumption will be charged at the prevailing rate.
- The cottage must be left in a clean and tidy state as you would expect to find it.
- Guests must bring their own bed linen, dish towels and towels
- Completion of the booking form implies an acceptance of these terms and conditions.
Safety Notice – Bla Bheinn
There are a range of health and safety features in the cottage. Please ensure that your entire party familiarise themselves with them please:
- On arrival, please check that you know the location of the fire extinguishers, fire blanket, upstairs fire ladder and plug in night lights, and familiarise yourself with the instructions of use for all of them. Please notify us immediately if any of the safety equipment is missing or of any issues with the equipment.
- There are child safety devices on all upstairs windows. Please familiarise yourself with how to override these devices (press and turn upper knob and extract lower knob with cable attached).
- The principal fire escape route is out of the front door. Please be sure if you lock the door at night that you keep the key in the door to enable exit.
- If in an emergency you are unable to access the front door, a fire ladder is located in the double bedroom upstairs, stored under the bed. Exit the property from the rear Velux window in that room (see also child safety device note above); hooking the ladder over the window.
- Shut the bedroom doors to enhance restriction of the spread of a fire upstairs.
- There are two fire extinguishers. One is located on the front window sill in the kitchen, and the other on the landing by the seat upstairs.
- There are two safety lights. One is located in the kitchen and the other is located on the landing. Each will illuminate if there is a power cut. They also provide movement activated ambient light at night, and can also operate as a torch. Please do not move the base plug units, and return the torch after use.
- Fire related alarms (heat, carbon monoxide and smoke) are installed and linked. Please do not remove the batteries.
- A fire safety blanket is located on the wall to the left of the cooker in the kitchen.
- Absolutely no use of candles anywhere in the cottage.
- Absolutely no smoking in the cottage or the grounds.
- A first aid kit is provided in a drawer in the larder cupboard. Please inform us if you use the last of any item in the kit please.

- A first aid kit is provided in the drawer of the freestanding cupboard in the kitchen. Please inform us if you use the last of any item in the kit please.
